Miami, Florida (July 7, 2009) – Orion Investment and Management Ltd. Corp. announces the successful completion of the acquisition of a free-standing Petsmart property in Vero Beach, Florida to complete a 1031 exchange.  The 30,438 square foot property sold for $4,335,000.  The buyer was PETM Vero Beach LP and the seller was VNO TRU 20th Street LLC.  Financing was provided by the First National Bank of South Miami. Don Kubit of Fowler White Burnett P.A. was the closing attorney for the buyer. Orion will also be providing property and asset management services for the investment.

Corp. in International Sales.  A Swiss citizen, Mr. Quadroni received his Bachelor degree from Scuola SUSPI (Professional University of Swiss Italy) and his Masters degree in Real Estate from the University of Florida, as well as being a registered salesperson in the State of Florida.  Mr. Quadroni has had five years experience in leasing, development and management of commercial properties in Switzerland. With his fluency in five languages (German, Italian, French, English and Spanish) and his international real estate perspective, Mr. Quadroni is a welcome addition to the Orion team.

Miami, Florida (July 31, 2008) – Orion Investment and Management Ltd. Corp. announces the closing on a transaction involving the negotiation of a new 99-year land lease under the Astor Hotel on Miami Beach.  Orion acquired the fee title to the land at a purchase price of $5 million.  Originally constructed in 1936 and located at 956 Washington Avenue, the Astor Hotel was completely renovated in 2000. The total value of the project is estimated to be approximately $15 million.

Miami, Florida (January 2008) – Orion Investment and Management Ltd. Corp. (Orion Venture I, LLC) announces the successful completion of the joint venture sale of 2750 Coral Way, Coral Gables, Florida. The transaction totaled $4.9 Million.

Orion Venture I, LLC was formed for the purpose of this private placement investment for the existing office building on site containing sufficient land to expand the income producing area or redevelop the site in the future.  Due to the existing lease terms at this property and the relatively small income producing area of the existing improvements, the acquisition cost of the property was seen as an opportunity to acquire the strategically located parcel that may offer substantial redevelopment potential. The venture was fully funded and the property was acquired in January 2008.

Miami, Florida (March 2007) – Stephen R. Rigl joins Orion Commercial Ltd. Corp. as Vice President. Mr. Rigl will provide tenant representation and landlord representation services to clients on behalf of Orion Commercial.

Mr. Rigl began his commercial real estate career in Miami in 1984 and has extensive experience in agency leasing, tenant representation, lease negotiations, brokerage, property marketing, tenant improvements administration and property management.  In the landlord representation practice, Mr. Rigl has negotiated transactions combining for hundreds of millions in lease value for various institutional, corporate and entrepreneurial property owners. As a tenant representative, he has served office and retail tenants in multiple markets throughout south Florida.

During his career, Mr. Rigl has handled project leasing for a number of significant property owners in Miami-Dade County.  Institutional ownership clients have included: Crescent Real Estate Equities, Ltd., Travelers Insurance Company, Equitable Life Insurance and MDM Development. Selected projects have included Suntrust International Center; Kendall Summit Office Park; Dadeland Towers South and Dadeland Executive Center. Most recently, Mr. Rigl concluded a long term leasing assignment at the Datran Center, bringing this class A property to an occupancy level of 98%.  Orion is very excited to have Steve on our team.

Mr. Welbon has an extensive background in property management, development, leasing and sales in various projects throughout Florida. Having worked in commercial real estate in the Miami market since 1975, Mr. Welbon brings a wealth of knowledge and expertise to the business. Prior to joining Orion Commercial Ltd. Corp., he formed his own firm, Welbon Properties. He worked for some of South Florida’s leading firms, including the Radice Corporation, Gampe Organization, Clark-Bondi and the Allen Morris Company.

Mr. Welbon has served clients consisting of some of the industry’s most recognizable names, such as Ericsson, Tyco, Onyx and Southern Bell and has represented various projects, including the largest land sale in Volusia County, Florida at $70 million; the sale of the Ingrahm Building at $9.5 million; the development of the Princess at Turnberry Apartments; Hollywood Memorial Medical Office Building and Kendall Summit Office Condominium.  We are very excited that Bob has joined the Orion family.

The property was sold for $10,450,000.00 by the Tenacity Group LLC to OceanSide Mile LLC.

Abraham Wien of Colliers Abood Wood-Fay and Gustavo Cajiao of Fortune International were the co-brokers in this transaction.
