Investment Criteria

TYPE OF PROPERTIES:

Multi-tenant and single-tenant office buildings, warehouses, land leases, freestanding retail stores, national restaurants and credit anchored shopping centers.

LOCATION:

Properties should be in upscale locations in or near major metropolitan areas of the United States.

AGE:

Prefer new construction or recent remodel.

TYPE OF OWNERSHIP:

Fee simple only.

PRICE:

Single Tenant: Up to $15 million, prefer $2 to $7 million.
Multi-Tenant: Up to $15 million Special investment criteria may, from time to time, allow consideration of properties of higher investment levels.

TYPE OF LEASE:

Triple Net Leases preferred

LENGTH OF LEASE:

10 years or more

CREDIT OF TENANT:
 

Preferably publicly traded company with strong national credit. Tenant should have a minimum net worth in excess of $100 million dollars.
